Important scope note

  • PNW Property Ready is not a septic designer, engineer, lawyer, real estate broker, final inspection authority, or permit authority.
  • We coordinate records, process, scheduling, and packet preparation; certified or licensed professionals must perform technical inspections, designs, reports, and repairs.
  • We do not guarantee permit approval, sale approval, system condition, water quality, inspection outcome, or county acceptance.
  • Provider relationships, costs, and scope should be disclosed before work is scheduled; referral-fee or settlement-service compensation needs legal review before use.

What is not included

  • No septic inspection report, system condition opinion, or pass/fail statement from us.
  • No engineering, design, repair scope, water-quality interpretation, or permit approval prediction.
  • No undisclosed referral compensation or provider commitment before scope and cost are reviewed.

How the work actually moves

You send the address and deadline

We need the county, property address, parcel/APN if available, role, use case, target date, and any septic, water, or provider records already in hand.

We pull public records and county guidance

We look for septic as-builts, O&M or sale-transfer records, private-water clues, parcel details, and the official county pages that explain the next step.

We separate admin from technical work

If inspection, pumping, testing, design, repair, or official reporting is needed, we identify the handoff and coordinate only after you approve the provider path.

You get a packet you can use

The packet lists records found, records missing, county links, deadline risks, provider status, ADU feasibility flags if requested, and follow-up reminders.

Before paid work

The first conversation confirms the county, deadline, scope, and whether the $299 packet is actually useful. If the next step is simply to call a county office or hire a provider directly, we will say that before paid work starts.
